Inspection Process
We highly recommend for all our buyers to conduct a home inspection with a professional prior to purchasing a property. As part of the purchase contract, Buyers can request to inspect the property for any defaults. Sellers are required to disclose any known defect they are aware of, or any defects they should have been aware of, such as a leaky roof, a malfunctioning heating system, or a neighborhood nuisance. Despite this legal requirement, it has been our experience that all homes, new or used, have issues that need to be addressed - they can be as small as a missing light switch or as big as a cracked foundation. Sellers often are not as detailed as they should be or may not provide enough inforamtion for the Buyer to feel at ease. This is where a certified home inspector can help. If you do not have a home inspector already selected, we will gladly provide you with a list of inspectors you may want to speak with. You make the decision as to which home inspector you would like to use. Most home inspections take at least 2 hours and can last up to 5 hours, depending on the size and condition of the property.
Once we receive the results from the home inspection, we will immediately forward it to you. Once you've had a chance to read it thoroughly, we will meet in person and decide if the offer needs to be renegotiated in your favor based on the results of the inspection.
