1: Why should I work with PopCasa?
PopCasa offers full service plus a cash rebate to the Buyer. You get all the benefits of a full service high-end traditional firm, plus all the benefits of an online firm, not to mention the large rebate you get at the closing!
2: Why does PopCasa agents only work with Buyers?
PopCasa choses to only work with Buyers because we want to focus all of our time on assisting Buyers.
Buyer loyalty
By representing buyers only, we avoid the conflicts of interest typically experienced by listing firms.
3: Can you give me an example of how the rebate works?
If you decided to buy a house for $500,000 and the commission paid on the property was 3.0%, the amount of the rebate you would receive would be $4,950, 1/3 of the $15,000 commission paid to the Buyer's agent.
4: Are there any fees associated with working with PopCasa?
No,there are no fees paid by the Buyer. The Seller pays the commission. The only situation where a commission may be owed by the Buyer is on a For Sale by Owner where the owner is not willing to pay commission to the Buyer's agent. If you are interested in a home that is For Sale by Owner and the owner is not willing to pay a Buyer's commission, then the Buyer would be responsible for a flat fee due to PopCasa in the amount of $3,500.
5: How experienced are PopCasa agents?
PopCasa agents each have at least 10 years experince in negotiating contracts and representing Buyers.
6: How often can I contact my PopCasa agent?
You can contact your PopCasa agent as much as you like. We are a full service firm. It is our mission to answer any and every question you may have about the homebuying process. You can contact your PopCasa agent via e-mail, phone, or skype.
7: Why do I have to sign a Broker Buyer Agreement?
A Buyer broker agreement protects both you and us. The agreement outlines your expectattions for us and our service. The Buyer Broker agreement is an additional tool in ensuring that all our resources will be utilized towards your home purchase. If you are unhappy with our service, the agreement stipulates that if we have not held up our end of the agreemnt, you have the right to termintae it.

9: Getting 1/3 of the commission seems like too good of a deal. I'm worried that the level of service just won't be there.
We guarantee our service. We work based on referral and pride ourselves in the high level of customer service that we deliver. It is in our best interest that we ensure you are not only happy and satisfied, but that you tell your friends and family about us as well.
10: I'm currently working with a real estate agent, but I would like to work with PopCasa. Can I?
If an agent has already helped you find a property, we recommend that you make an offer for that property through that agent, as they are the procurring cause and would be entitled to a commission. If you believe your agent is not delivering the customer service you expect or was promised, you can end your relationship with that agent and sign up with PopCasa.
If you have already signed a Buyer Broker agreement with another firm, you must first inform your agent in writing of your decision.
Be sure to read through the agreement you signed and ensure you have no further obligations upon termination. We recommend that you consult an attorney if you are unsure or would like further clarifiaction of the agreement you signed. If you have not signed a Buyer Broker agreement, you can inform the agent of your decision in whichever manner you find most appropriate.
11: How do I search for homes?
You can use our online search to view properties throughout the Bay Area. With our online search you can create custom searches. You can also save your searches so that you are emailed when new homes that meet your criteria become available.
12: Does a PopCasa agent come with me to view properties?
Yes, we will tour the properties with you. Unlike other online firms, we do not charge you for tours. Instead of the nickel and dime approach, we want to make sure you feel supported throughout the entire process. If you would like to preview open homes on your own and call us when you have determined an area of interest or a particular house you want to further investigate, that's okay too. We will provide you with all the necessary tools to research neighborhoods, search homes online, and attend open home tours.
13: Some other companies charge to have an agent go on property tours. Does PopCasa charge for agents to go on property tours?
We will never charge for touring a home with you. We consider touring homes with you at no cost as part of the customer service that we pride ourselves on.
14: How many properties can we view on a property tour?
To ensure that you have enough time to consider each property, we recommend that we view 5-6 properties per tour, but we have toured more, as many homes may be located in close proximity, or within the same neighborhood.
15: After seeing many homes, it can get a bit confusing. Does PopCasa have a way to help me keep track of the homes I have seen?
Yes! We have developed several tools to assist you in home tours. The first is a worksheet that you can utlize while vieiwng the tours. The second is an online web companion that keeps track of all the properties you have seen, pictures, and your notes from each property.
Once you start working with PopCasa, you will be given access to your own personal website. After every tour, the properties that you have seen will be listed on your website for you to review at anytime.
16: Okay, I have found a house that I want to make an offer on. How do I start the offer process?
Simply give us a call or e-mail us, and we will respod within 4 hours. We will set-up a time for us to discuss the offer. You can chose to discuss the offer in person or over the phone - whichever method works best for you.
17: I have no idea how much to offer on a property. Will PopCasa help me determine an appropriate offer?
Absolutely, as soon as you call us to set-up a time to dicuss the offer, the very next thing we do is complete a Broker Price Opinion (BPO). A BPO is our opinion on the value of the property based on current comparables, condition, and location of the property.
18: Why don't you offer an offer wizard lizard like other companies?
You are trusting us to negotiate on your behalf, which is why we do not have you go through an "offer wizard" as many other online brokerages do. You are utilizing the services of experienced agents, as such, those agents are there for you when you need them the most, for writing the offer, presenting it and throughout the negotiations. Why would we trust an online wizard when you can go the professionals directly?
19: Can I make an offer with PopCasa at anytime of the day?
We offer a flexible schedule in order to accomodate your needs. Our hours of operation and support are typically from 8 am - 8 pm, but we have provided services to clients outside those set times. Call us with your time availability and we will find a solution that will work for you.
20: What happens when I get a counter-offer to my offer?
We are known in the industry for our professionalism, our articulate presentations, and our fierce negotiating skills. When you receive a counter offer, we will provide you with our recommendations on what your response should be to the counter offer.
21: Does it cost me any money to make an offer?
No, it does not cost you money to make an offer. If your offer is accepted by the Seller, then within 3 business days or sooner, depending on the terms of the offer submitted, you will need to make a good faith deposit to the Escrow company (a third neutral party holder of funds for the Buyer and Seller).

Your rebate will always be 1/2 of the buyer's side commission. When we have confirmed the amount of your offer, you will be informed of the exact amount of your rebate.

24: How can I use the rebate?
With PopCasa not only do you get incredible full-service when you buy, you also get a rebate equal to half of the Buyer’s Agent Commission. With that money you can:

- Buy down your interest rate in exchange for a lower monthly payment
- Buy new furniture
- Buy Plasma TVs
- Build up your savings account
Prior to your close of escrow, you will need to tell us how you would like to utilize your rebate. Please keep in mind that if you select the cash rebate option, this is subject to your lender's approval.
